We finish-grade so water drains away from your foundation, break up and amend the compacted Blackland clay, and lay fresh-cut sod that roots into prepared soil. Skip that prep and the builder’s “instant lawn” thins out by August; do it right and you get a lawn that establishes fast and lasts.
