Most Celina installs start on a lot that was dirt a month ago. Light Farms, Mustang Lakes, Huntington, and Creeks of Legacy are all still actively building, which means a lot of what we do in Celina is taking a raw new-build lot and turning it into a finished yard in one pass.
The starting conditions matter. Construction leaves the ground compacted, full of debris, and often rough-graded in a way that will not shed water properly. Before sod or irrigation makes any sense, the lot usually needs real grading and sometimes drainage work. Skipping that step is the #1 reason brand-new Celina sod fails in the first summer.
Soil across Celina is blackland clay, same as the rest of North Collin County. It is reactive — swells when wet, cracks when dry. On compacted new-build fill, that movement happens faster and the effects show up sooner. Irrigation systems installed on top of un-graded fill tend to have problems within a year or two.
Grass guidance for Celina new builds: Bermuda is the dominant install — aggressive, drought-tolerant, fills in fast on open lots. Some newer Celina installs opt for Zoysia because it tolerates foot traffic better and uses less water once established. St. Augustine is less common on new-build Celina lots because so many are full-sun open yards without the mature tree cover that shaded grass needs.
