The three contenders for North Texas lawns

Cool-season grasses (fescue, ryegrass, Kentucky bluegrass) don’t belong in Denison. Summer kills them. The three warm-season grasses that work here are Bermuda, Zoysia, and St. Augustine. That’s it. Anything a big-box store sells you outside those three is a waste of money in Texoma heat.

Bermuda — the workhorse

Bermuda is what most Denison lawns are. It loves full sun, handles drought, recovers from foot traffic, and grows aggressively. Common Bermuda is cheap and tough. Hybrid varieties like Tifway 419 and Celebration are denser, finer-bladed, and look better — but they cost more and need slightly more attention.

Best for: Full-sun yards. Front lawns with kids and dogs. Yards where you mow weekly and want a clean, even look. Most Denison ranches and 80s-built homes already have Bermuda — match it when you re-sod.

Skip Bermuda if: Your yard has 4+ hours of dense tree shade. Bermuda will thin out and die in shade. Period.

Zoysia — the upgrade

Zoysia (usually Empire, Palisades, or Zeon varieties) is the premium pick. Finer texture than Bermuda. Slower-growing, so less mowing. Better shade tolerance — handles 3-4 hours of dappled shade without thinning. Drought-tolerant once established. Denser, so it crowds out weeds naturally.

Best for: Newer Denison subdivisions with mature trees. Homeowners who want a cleaner, lower-maintenance lawn and are willing to pay 25-40% more upfront. Yards where you want something that looks like a golf course fairway.

Skip Zoysia if: You’re on a tight budget, or your yard sees heavy daily foot traffic (Bermuda recovers faster from wear).

St. Augustine — the shade specialist

St. Augustine (Raleigh, Palmetto, or Floratam varieties) is what you put in shade. It’s the only one of the three that handles 4-6 hours of filtered shade and still looks healthy. Wider blade, coarser texture, lighter green color. Spreads by stolons so it fills in fast.
