Builder lot to finished yard

A new home in Collin or Grayson County usually hands over with a backyard of bare dirt and a front lawn of thin builder sod laid on unprepared clay. We finish the job the builder didn’t.

New-build lots come with predictable problems: compacted soil, rough or flat grading that sends water at the foundation, and a starter lawn that thins out by summer. We fix all of it in one coordinated package — set the grade and drainage first, prep the Blackland clay, then install sod, beds, and trees so your new place looks as finished outside as it does inside.

What we install on a new build

Sod & grading

Finish-grading and fresh-cut sod over prepped soil — front, back, or the whole lot.

Drainage

French drains and downspout routing so water leaves the foundation — critical on flat new-build grading.

Beds, shrubs & trees

Defined flowerbeds, foundation plantings, and trees that set the home off.

Mulch & finishing

Clean mulch and edging to pull the whole landscape together.

Why new-build yards fail without prep

The builder’s starter lawn is laid for closing day, not for the long haul — thin sod on compacted clay with grading aimed at draining the slab during construction, not protecting it afterward. Within a season you get thin grass, soggy low spots, and water pooling at the foundation. We reset the grade, prep the soil, fix drainage, and install a lawn and landscape that’s built to last.

Where we work

We landscape new construction across the fast-growing Collin County cities — McKinney, Allen, Prosper, Celina, Anna, Melissa — and our full-service Grayson County home base. In Collin we focus on installs; in Grayson we can also keep it maintained.

Frequently asked questions

When should I landscape a new construction home?

Once the major construction traffic is done. We’ll assess the lot and timing — sometimes a short wait for the right season gives a much better result than rushing sod onto compacted construction soil.

Do I have to do the whole yard at once?

No. Many new homeowners start with the backyard sod and drainage, then add beds and trees in a second phase. We’ll help you prioritize for your budget.

Why not just keep the builder’s lawn?

Builder lawns are thin sod on unprepared clay, laid for closing day. They commonly fail within a season. We prep the soil and fix grading so the lawn actually lasts.

Do you handle drainage on new builds?

Yes, and it’s often the most important part — new-build grading frequently sends water at the foundation. We install french drains as part of the package.

Which cities do you serve for new construction?

The Collin County growth cities (McKinney, Allen, Prosper, Celina, Anna, Melissa) and all of Grayson County (Denison, Sherman, Van Alstyne, and more).
